BUILD FOR LEASE

Build for Lease is one of the most attractive project methodologies. Build for Lease projects are ran similar to Design/Build. The owner receives all the benefits from the Design/Build approach, but he/she has no initial capital costs for construction with Build for Lease which enables them to put more capital into their operating costs.

Advantages of Build for Lease

  • Owner has no initial capital costs which enables more capital to go towards your operating expenses.
  • Owner has the flexibility to purchase property and building at a later point in time - via a short-term and long-term lease - which enables them to not lose out on the opportunity to own their building.
  • Owner saves time and frustration by dealing with a single source for all project matters instead of individually with a general contractor, an architect, and engineer, and all the subcontractors
  • Quicker occupancy of the facility
  • Ideas are generated and decisions are made by a team with a cooperative approach to ensure the project meets the owner's needs and expectations
  • Project will be completed in less time because work can begin before all the aspects of the design are complete - "Fast Tracking"
  • All parties involved are able to focus on producing a quality project, rather than protecting their own interests

How does a Build for Lease project run?

Horan Construction works with the owner to define their wants and needs for the building, whether than want a lease with an option to buy, or a 50/50 lease with a buy-out option. Than the location of the building is selected and purchased. Next Horan Construction employs a top architectural firm with proven project experience and success. Horan Construction works with the owner and the architect to create a project which meets the owner's needs and budget.  Once high-level designs are finalized, Horan Construction provides a guaranteed maximum price for the monthly lease payments. Next the construction phase begins, and the project is managed on all key elements by Horan Construction.  Critical path scheduling, change orders, labor and services are monitored throughout the duration of the project and updated on a custom website page for the project which includes project status and site pictures.  So you can monitor your project from anywhere at any time. Depending on the lease agreement determined at the beginning of the project, the owner has the ability to execute his/her options accordingly.
